This property is in Shamrock Green, a small neighborhood of duplex/condos close to NoDa off Shamrock. Up until now, nothing going on over there….pretty boring actually. However….
So if you didn’t know already, this small neighborhood of duplex/condos is getting transformed over the next several months. Investment companies have bought close to half of this neighborhood (feel free to check register of deeds to verify this) with plans to do high end rehab to the kitchen, bathroom, windows, the whole 9 yards. I have 4 of these under contract myself and am beginning my own rehab of 2 units in the next 2 weeks. Since I will have two of these plus other rehabs going, I will not be able to take this one down myself; too bad for me, but great for you.
Here is where you come in! This one will go to whoever can close fast with cash, ideally next week, but if not, as soon as possible thereafter. Plan to spend about $50,000 in rehab (I can suggest the scope of work), and sell in the $225,000-$250,000 range. All the rehabbed units will end up being listed in that price range, and nothing anywhere close by, that is nice, will go for less than $250,000.
